1. Who we are

EPCGuard UK (epcguard.co.uk) is operated by Jagat IT UK Ltd (company number 17474995), registered office 164 High Street, London Colney, St Albans, Hertfordshire, AL2 1QF. We are an independent private information service. We are not a local authority, HM Government, a regulator or a law firm, and we are not affiliated with any of them.

2. What you are buying

The Landlord MEES Compliance Report (£19 for one property, £39, £59 or £99 for a portfolio, one time payment) is a digital report. It is compiled automatically from published public sector datasets and our rules engine at the moment of purchase. It is information, not legal, financial, planning or surveying advice. It does not replace a solicitor, a licensed conveyancer, a chartered surveyor, an official local authority search, or the local planning authority's own records.

3. Accuracy and limits

We rely on third party datasets (listed on our Data Sources page). Coverage varies by council. Datasets may be incomplete, delayed or wrong at source. Each report shows which layers were live at the time. You must verify anything you intend to rely on with the relevant authority. To the fullest extent permitted by law we exclude liability for loss arising from reliance on the report, and our total liability to you is limited to the price you paid. Nothing in these terms limits liability for death, personal injury, fraud, or your statutory rights under the Consumer Rights Act 2015.

4. Digital content and cancellation

Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 you normally have 14 days to cancel. Because the report is digital content delivered immediately, at checkout you expressly consent to immediate delivery and acknowledge that you lose the right to cancel once delivery begins. If the report cannot be generated we refund in full. See our Refund Policy.

5. Payment

Payments are processed by Stripe Payments Europe Ltd. We never see or store your card details. Prices include VAT where applicable. A receipt is emailed by Stripe.

6. Acceptable use

Personal or business use for the address you searched. No scraping, resale of raw output, or automated bulk querying without a written API agreement.

7. Intellectual property

Report layout, rules engine and text are ours. Underlying public sector data is used under the Open Government Licence v3.0 and remains Crown copyright or the copyright of the publishing body.

8. Governing law

England and Wales. You may also bring proceedings in your home nation of the UK. Complaints: support@jagatitlimited.com. If unresolved you may use the EU or UK ODR platform or the Citizens Advice consumer service.
